The Client and Their Needs

The client manages 8 short-term rental apartments in Ohrid. The challenge is clear — when you have that many apartments, managing access, security, and guest comfort can quickly become complicated and time-consuming.

The main requirements were:

• Smart locks — no physical keys, with the ability to remotely grant access to guests

• Remote control — full management of all 8 apartments via phone, from anywhere

• Smart security — cameras and sensors to monitor the condition of the apartments

• Heating and climate control — for each apartment separately, with the ability to adjust before guests arrive

• Lighting automation — for a better guest experience and energy savings

  
  

The Solution

For a project of this scale, we proposed a system based on Aqara devices and Tedee smart locks, integrated with Apple HomeKit. Each apartment received its own independent smart system, and all 8 are managed through a single app.

Installed in each apartment:

• Tedee Smart Lock — smart lock with remote access granting for guests. The code changes automatically after each checkout

• Aqara Hub M3 — central hub connecting all devices

• Aqara Door and Window Sensors — on all doors and windows

• Aqara Motion Sensor P2 — for monitoring activity in the apartment

• Aqara Radiator Thermostat E1 — for precise heating control per apartment

• Shelly 1PM Mini — for smart lighting management
